In 2008, the entire Kharkiv airport complex was leased for 49 years to New Systems AM, a member of the DCH investment group. The runway is owned by the state as a strategic facility. Airport Consulting Vienna (Austria) and Airport Reseach Center (Germany) developed a project for the comprehensive reconstruction of Kharkiv Airport, which was launched in the second half of 2008.
On 28 August 2010, a new modern passenger terminal with an area of 20,000 square metres and a capacity of 650 passengers per hour was opened to handle arrivals and departures of all domestic and international flights. For the first time in the airport's history, telescopic gangways have been installed in the new terminal, allowing passengers to board aircraft directly from the terminal building without having to go outside. The old airport building was reconstructed and converted into a terminal for VIP passengers. The terminal retained its Stalinist style, and a 1950s-style restaurant, Polit, was opened on the site. In addition, a hangar was built with 3 sections for storage of private jets and aircraft maintenance.
In 2012, Kharkiv Airport successfully handled the flights of football teams and fans of the Euro 2012 European Football Championship. On some days, the airport was so busy that the old runway was used to park aircraft.
